Residential: New Single-Story Homes

Description: Developers who build four or more homes based on
one plan, may apply for a Residential Master Plan. Before
beginning development in any residential subdivision, there
are several steps a developer will need to take to make sure
the new home will be in compliance with local regulations
regarding land and construction. Once the tentative
subdivision map has been approved, 20% or 7 of the lots,
whichever is less, may be built. After a subdivision map is
recorded, a developer may apply for some or all of the lots
in a subdivision.
Examples: You
will need to make sure that the lot you are intending to build on is
appropriate for a two-storied home based on zoning and other
requirements.
PROCESS OVERVIEW:
Before applying for the development of an individual
home, a developer will need to obtain approval for the
Master Plan. Master Plans are reviewed to assure that
construction meets minimum life safety requirements.

- 1 Master Plan Review Form
- 1 Soils Report
- 2 sets of State Energy Forms
- 2 sets of complete Building Plans
- 1 set of Scaled Floor Plans for the County
Assessor
- 2 sets of Structural Calculations

NOTE: You may be required to pay a Pre-Plan Check Fee
at this time. Staff will inform you of the amount at the
time you submit your building plans.
Once your Master Plan is approved, you will need to
submit Building Lot Plans. Building Lot Plans are
reviewed to assure that construction meets minimum
setback and lot coverage requirements. Multiple Building
Lot Plan submittals may be made at one time.

What to include:
- 3 sets of 8.5" x 11" Plot Plans
- 2 sets of CF-1R and MF-1R
- 1 Permit Application

NOTE: You will be required to pay a Pre-Plan Check
Fee for each lot being applied for at this time.
Once your plans are approved, you will need to
pay for any plan review costs, building permits or other
fees that may apply to your project.

When your plans are approved and your fees have been
paid, the Building Safety Division will
issue the required permits for your project.
Once the work permitted is issued you will
need to call and request an inspection before
covering up or building over any permitted work.
Inspections are required to ensure that all work
was completed correctly.
